Know the two binding limits

For principal homes, the Central Bank framework uses both loan-to-income and loan-to-value limits. The current country profile models 4.0 times gross income for first-time buyers, 3.5 times for second and subsequent buyers, and 90% LTV for principal homes. Buy-to-let uses a different LTV limit.

Keep cash for more than the deposit

Budget for solicitor, valuation, survey, insurance, moving costs, and other purchase expenses. A deposit that just satisfies an LTV limit may leave too little cash buffer after completion.

Use the calculator as a scenario tool

Try a higher rate, a smaller income multiple, and a larger cash reserve. The lender's affordability assessment and the Central Bank flexibility allowance are not promises that any individual application will qualify.
