Understand the annuity payment

A German Annuitätendarlehen keeps the scheduled payment broadly constant during the fixed period while the interest share falls and the principal repayment share rises. The initial Tilgung rate is therefore an important input alongside the interest rate.

Plan for the fixed period ending

A Zinsbindung does not necessarily repay the whole loan. The remaining Restschuld may need follow-up financing when the fixed period ends, so test the balance and a higher refinancing rate rather than focusing only on today's installment.

Include Kaufnebenkosten

Transfer tax, notary and land-register charges, and broker commission can materially increase the cash required. The state and transaction determine the actual amounts; treat the calculator defaults as editable estimates.
