Denmark Mortgage Guide 2026: Realkreditlån, Match-Funding, and Bidragssats

The Danish mortgage system (Realkreditlån) is globally unique and widely considered one of the safest and most transparent in the world. Based on the strict "match-funding" principle, mortgages are directly backed by bonds traded on the open market. This allows Danish homeowners to buy back their own debt at a discount when interest rates rise. This guide breaks down the 2026 rules.

Updated 2026-09-11 · If you want to borrow 1,000,000 DKK and the bond price (Kurs) is 98, the bank must sell 1,020,408 DKK worth of bonds to raise your cash. Your starting debt is 1,020,408 DKK (Kurstab). By law, Danish mortgages cannot be issued if the bond price is below 95 (to prevent massive Kurstab) or above 100 (due to tax regulations). · Fact-Checked Lending Norms

How Much Can You Borrow in Denmark?

Borrowing in Denmark is regulated by the Danish FSA (Finanstilsynet) to ensure financial stability.

Loan-to-Value (LTV) Limits

Primary Residence: Maximum 80% LTV financed via a cheap Realkreditlån (Mortgage Credit Loan).

The remaining 20%: Must include a 5% mandatory cash down payment (Udbetaling). The remaining 15% can be financed via a standard Banklån (Bank Loan), which has a significantly higher interest rate (often 5% to 8%).

Summer Houses (Sommerhus)Maximum 75% LTV via Realkreditlån.

The 4.0x Debt-to-Income (Gældsfaktor) Limit

If your total debt exceeds 4.0 times your gross household income, and your LTV is above 60%, strict rules apply. You are generally restricted from taking variable-rate mortgages or interest-only periods, and must stick to fixed-rate, amortizing loans to reduce risk.

Use the affordability calculator to determine your maximum budget and structure the 80/15/5 split.

Danish Mortgage Types (The Match-Funding System)

Danish mortgages are directly tied to the bond market. For every mortgage issued, the Realkreditinstitut issues a bond of the exact same size and duration.

Fastrentelån (Fixed-Rate Mortgage): The gold standard (e.g., 30-year fixed). If interest rates fall, you can refinance to a lower rate. If interest rates rise, the value of the bond backing your mortgage falls. You can legally buy back your bond at the new market price (e.g., 80 cents on the krone), instantly wiping out 20% of your mortgage debt. This is called a "Kursgevinst" (capital gain).

F-Lån (Adjustable-Rate Mortgage): E.g., F1, F3, F5. The rate is fixed for 1, 3, or 5 years. At the end of the period, the old bonds expire and new bonds are sold to finance the next period at current market rates.

Kort Rente (Short Rate)Tracks the 6-month CITA or CIBOR rate. Highly variable.

Interest-Only (Afdragsfrihed): Available for up to 10 years, but usually heavily restricted if your LTV is high or your Gældsfaktor is above 4.0.

Current Danish Mortgage Rates (2026)

Reflecting the bond market yields in 2026, typical rates are:

30-year Fixed (Fastrente): 4.00% (Bond coupon rate)

F3 (3-year adjustable)3.20% to 3.50%

Kort Rente (Variable): 3.60% to 3.90%

*Note: In Denmark, the coupon rate is what you pay, but the Kurs (price of the bond) dictates how much cash you actually get. If the Kurs is 98, you borrow 100 DKK but only receive 98 DKK.*

The Bidragssats (Administration Margin)

On top of the interest rate paid to the bond investors, you must pay a Bidragssats to the mortgage institute. This margin covers their administrative costs and credit risk.

Cost: Varies from 0.40% to 1.50% annually, depending on your LTV and mortgage type.

Rule of thumb: Fixed-rate amortizing loans have the lowest Bidragssats. Interest-only variable-rate loans have the highest. As you pay down the loan (lower LTV), your Bidragssats usually decreases.

Closing Costs and Taxes

Closing costs are high, driven by government registration taxes (Tinglysningsafgift).

Deed Registration (Tinglysning af Skøde): Base fee of 1,850 DKK + 0.6% of the purchase price.

Mortgage Registration (Tinglysning af Pantebrev)Base fee of 1,825 DKK + 1.45% of the mortgage amount.
Bank and Realkredit FeesLoan origination (Stiftelsesprovision), handling fees, and bond trading fees typically total 10,000 to 20,000 DKK.

Lawyer (Boligadvokat): Highly recommended. 8,000 to 15,000 DKK.

Use the budget calculator to estimate your exact cash required to close in Denmark.

The Danish Mortgage Process Step by Step

1. Get a Købsbevis (Pre-Approval). Valid for 6 months. Determines your maximum purchase price and the required 5% cash deposit.
2. Make an offer and sign the Købsaftale (Purchase Agreement). Ensure your lawyer includes an Advokatforbehold (lawyer's contingency) giving them 3-5 days to review the contract and cancel it for free if there are issues.
3. Secure the Financing. Your bank sets up the 80% Realkreditlån and the 15% Banklån. You choose between fixed or variable rates.
4. Tinglysning (Registration). Your lawyer registers the deed digitally via Tinglysning.dk.
5. Overtagelse (Takeover). The bank transfers funds to the seller, and you get the keys.

Is mortgage interest tax-deductible in Denmark?

Yes, Rentefradrag. You can deduct your interest payments and the Bidragssats against your income taxes. In 2026, the tax value of the deduction is approximately 33% for single taxpayers up to 50,000 DKK in interest (100,000 DKK for married couples), and drops to roughly 25% for interest paid above that threshold.

What happens if the bond Kurs is below 100 when I take the loan?

In the Danish match-funding system, when bond prices trade below par (Kurs under 100), you experience a Kurstab (capital loss on issuance). For example, if the bond Kurs is 97, the mortgage institute must issue approximately 1,030,928 DKK in bonds to deliver 1,000,000 DKK in liquid loan proceeds. Your opening mortgage liability is 1,030,928 DKK. However, Danish statutory regulations prohibit mortgage issuance if the underlying bond Kurs drops below 95 (to prevent excessive borrower capital losses) or exceeds 100 (which triggers unfavorable tax consequences for investors).
